The Delhi Development Authority has announced to reduce the FAR for the house in the land pooling policy. The floor area ratio is important determinants for the development in India. The real estate industry has a desire for the hike in the floor area ratio. It will increase the problems of offering the housing to all. They reduced the FAR in realizing the dream of a residential area for all.
The urbanization has pressure on the land resource in the Delhi. Rohit Raj says the floor area ratio helps the developers with the additional space as well as in meeting the supply gap, demand and others. The amendment to the master plan in Delhi offered by the real estate developers will provide on the Delhi Development Authority meeting on Friday.
The Land scheme will reduce the lot of the dwelling units the real estate builders can construct the building in the urban extensions. They have proposed to decrease the floor area ratio for the residential places from four hundred to two hundred which has execution combustion for a few years. The floor area ratio is the ratio of the total floor area of building to the land size and it is constructed.

Land for civic infrastructure and residential place
Under the land pooling policy, the real estate developers will get more than sixty percent of the pooled land and out of that five percent land for the commercial places, fifty-three percent for the residential place and two percent for both the semi-public and public places. The Delhi Other services providers and Development Authority will get remaining forty percent of the pooled land for building the civic infrastructure.
Based on the industrial basis, the land is developed in the development plan of Zonal. The Delhi Development authority official said the industry is developed for the land pooling policy. In 2019 January, the DDA has announced the new policy in the public domain. The environment activists Diwan Singh said that the new land pooling policy implementation must be the area under discussion of the water availability. The New residential or commercial development projects must not be permitted if the DJB can supply water to the people. The environment activists said the Dwarka people faced the water problems for many years.
Calculation of floor area ratio
The floor area ratio is calculated easily. It is calculated by the total covered floor area divided by the residential plot area. If the developers have got the residential plot of one square meter and the floor area ratio permission based on the development plan.
